This ten-acre master plan for the City of Patterson provides for an aquatic center and community/senior center in a planned downtown core development area. The facilities fit into a network of public plazas, promenades and a boardwalk alongside a planned lake.

Views to the coastal mountain range are reinforced, and the historic agrarian influence of apricot orchards become a design element in the rows of shade trees in the public frontage area.
